But, I think that the new condos being developed are so pricy. Investing in a pre-selling property sounds interesting. I've lived in the same building for almost 4 years now, and I've not had any issues with the PM or rules. Gladly, my apartment was renovated by the owner, so I have not had any problems with the unit except for wear and tear. I did read some negative feedback about Megaworld projects, but most of them are about newly turned-over units not exactly what was promised, ineffective property management, or ridiculous rules. Yep, I plan on researching a bit more and talking to the property management this week. This would be my first time buying a property. I would really appreciate different perspectives on this. I probably need to decide by November to prepare all the requirements. What do you guys think? Would you buy it po if it's up to you? Is the pricing too low, just right, or too high? If too high, how much would you be willing to pay? I plan to pay half of it in cash and apply for a housing loan for the rest. I realize now that even though to me, my landlord’s offer was good enough, there are still better deals out there if do my due diligence. I also spoke with our HR and I was assured that I will receive my housing allowance for the remainder of my lease (until December) and will be open for negotiation with my manager during my annual performance review/salary increase discussion next year. We are just waiting for the property management to prepare the necessary documents for processing, title transfer, certificate of clearance of all outstanding dues, etc. The seller has already accepted my purchase proposal. The first one, although cheaper per-sqm-wise, feels very small and needs extreme renovation. I decided to get the 39SQM because it is a corner unit and has a better layout and views. The first one is unoccupied but the second one has a tenant with contract until May 2024 paying 20k/month. One is a 36.6sqm studio converted to 1BR inner unit for 2.5M (different building) and a 39sqm 1BR corner unit for 2.73M (same building). ![]() After speaking with our property management and getting in touch with a real estate agent, I was able to find 2 units that are within my price range albeit smaller.
